The UK is currently experiencing a huge housing shortage. It is estimated that we need to build 250,000 – 300,000 new hoses per year to tackle the shortage. Recent government initiatives are hoped to generate around 150,000 new homes – roughly half of the required number.
Of course this is not just a governmental issue. There has been a reluctance on the part of the major builders to invest in new buildings. Instead, many have sat on huge land banks, and watched their profits soar – without lifting a spade or a trowel.
Local planning authorities have also played a part in the problem. Protection of the green belt has been too rigid and many developers have expressed frustration at having numerous applications rejected for insubstantial reasons.
So, we are soon to see the first of the new garden cities taking shape. But at the opposite end of the scale, there are thousands of new planning applications going through the planning process for individual houses, to be built by small, independent builders like Multi Building Services.
It is never too early to call in the experts on any project, and this is especially the case in a house build.
You can sit down with our architect to discuss aspects such as house size, design and features. If you want features such as a cinema room, or a swimming pool, this is the stage to explore these possibilities.
We will take your plans through the local authority permission process, dealing with any issues along the way.
Once the green light is given, we liaise with Building Control, ensuring that building regs are complied with in full.
Working to the approved plans we undertake the groundworks, excavating for the foundations and bringing through the utilities – clean water, waste water, electricity and gas. In rural areas, we may need to allow for a septic tank.
Then we put in the slab, build the walls, brick on the outside, insulation block on the inside, and add the roof. Next is windows and doors, to make the house secure.
We can now start with plastering, plumbing, electrical installation and move on to kitchen and bathroom installations. We can introduce our interior designer early in the process, to help you to plan your bathroom and kitchen – the practical feature areas of the house.
Indoors, we conclude with decoration and floorings, which can include carpets, rugs, luxury vinyl tiling and laminate flooring.
Whilst an individual build is a far smaller scale enterprise, the safety risks are still similar. All at MBS are aware of their safety responsibilities and we develop and follow a safety plan to keep our building sites as safe as possible.
